  • What will be included in the public plaza?
    Woolworths’ plans include a new public domain via a pedestrian link through the site, which will include retail activation, outdoor seating and pedestrian connectivity from Rangers Road to Yeo Street. An open plaza surrounded by shops, cafes and restaurants will provide a welcoming community space during the day and night. The public plaza on the ground floor will connect Yeo Street and Rangers Road with a activated retail pedestrian walkway. The pedestrian link will activate the side streets and inviting the public into the development from all directions. Residents currently need to walk around the block site to access shops and services. If approved, the space will be surrounded by a variety of cafés and dining options, and choices for casual takeaway. The plaza has been designed to ensure good natural light so that it’s also an inviting place to gather outside.
  • What landscaping is proposed?
    Community feedback on Council’s Study noted providing a landscaped buffer along Military Road is critical to improving safety and outdoor amenity. The proposed outdoor space combines sufficient green landscaping, outdoor seating and water fountains to encourage children’s play.
  • What is the building height?
    Our plans propose 8 storeys (at the highest point), stepping down to 6 storeys closer to neighbouring streets. This comprises a supermarket in the basement level, one storey of shops and seven storeys of offices and apartments. Noting that the ground floor retail and commercial suites require higher ceilings than apartments. The structure will integrate with the context of the broader neighbourhood by considering the residential buildings that exist on Military Road. This also ensures the new buildings are setback by at least 3 metres from existing properties.
  • If approved, when would construction start?
    If the Planning Proposal is supported, Woolworths will begin preparing a local Development Application (DA). The DA seeks Council consent for the development, and it can take anywhere between 21-90 days for a decision to be made following lodgement with Council. Construction timelines will be determined throughout the DA phase. Woolworths will continue to update the community on all stages of the proposal.
  • How long will the existing Woolworths store be closed for?
    The proposal is at an early stage with a number of planning approval steps before construction can start. If the project is approved, construction would take approximately 2 and a half years.
  • Why is consultation with the community happening after lodgement of the Planning Proposal?
    Feedback received through the community information drop-in sessions and other channels will inform detailed plans for the site. The Planning Proposal is the very first stage of the planning pathway (setting parameters and a framework for future planning applications). The engagement taking place with the community in relation to its plans now will help shape future stages.
  • How do plans work with Council’s plans for Neutral Bay?
    Woolworths is working closely with Council to ensure plans align with the vision for the future of Neutral Bay. Our plans have carefully balanced Council's Military Road Planning Study with what we heard is important to the community. We will continue to work with the Council and community as plans evolve and we progress through each phase of the planning pathway.
  • How many apartments are included in the proposal?
    Our plans anticipate around 70 apartments across one-, two- and three-bedrooms, providing homes close to transport and services.
  • Why has there been no Transport Management Accessibility Plan prepared for the site?
    A Transport Management Accessibility Plan (TMAP) covers all the information that is in a detailed transport assessment report. This was prepared in support of the proposal. This transport assessment contains all the information that would be provided within a TMAP, including site conditions, traffic modelling, access strategy and proposed mitigation measures.
  • Will this be a grocery home delivery centre?
    The supermarket will provide a full range grocery offering. We provide our home delivery services from our distribution centres called Customer Fulfilment Centres. This is not part of the proposal.
  • Why is 40 metres proposed? This building height can accommodate 12 storeys.
    Our amended proposal does not include a 40 metre high building. The building height has reduced to approximately 30m on Rangers Road and 25m on Yeo Street . We are committed to delivering a building of 8 storeys on Rangers Road and 6 storeys on Yeo Street strictly in accordance with the original Military Road Corridor Strategy.
  • Will there be overshadowing on Yeo Street?
    The building along Yeo Street has been reduced to 6 storeys and incorporates a number of building edge setbacks to reduce the overshadowing impact on Yeo Street in accordance with the original Military Road Corridor Strategy.
  • What is contained in the public plaza?
    The public plaza has been designed to incorporate outdoor seating, landscaped areas, and a central water feature designed to foster community gatherings. The layout of the plaza has been designed to achieve direct sunlight to over half the area in the middle of winter . The plaza will be a green buffer to the busy Military Road.
  • What fresh food, product ranges will the Woolworths provide?
    A restored full-line Woolworths supermarket tailored to the community of Neutral Bay is included in Woolworths’ plans for the proposed site. Woolworths will consult with the community during the future Development Application stages to enhance specific ranges and with local businesses to ensure the ranges complement the surrounding neighbourhood.
  • What are the specialty shops proposed?
    The proposal will include new cafes, restaurants and local services for the community to enjoy. The exact retail floor area and detailed design will be determined at the future Development Application stage. We will also work with retail specialists and the community, to ensure that the shops and services provided in our future plans create a unique local shopping destination for the community.
  • What are the plans for the new Woolworths supermarket on Rangers Road?
    We are proposing an upgraded full-line supermarket (at approx 3,300sqm). The size is in keeping with the current store (at approx 3,400sqm). The tired layout will be reconfigured to offer more of what Neutral Bay customers want, based on further consultation with our customers.
  • How many car parks are proposed?
    Our plans include around 200 more community parking spaces located underground, with additional parking for residents to be determined through the planning process. The new community car spaces will support customers shopping at Woolworths and the new specialty stores, and benefit existing shops and services on and around Military Road.
